Pet Policy

Deposit $300 - $600

1 Pet (less than 20 pounds full grown): $300 deposit of which $100 is non-refundable, plus $15/month pet fee.

2 Pets (Maximum total weight, of both pets combined, 40 pounds full grown): $600 deposit of which $100 is non-refundable, plus $25/month pet fee. Each individual pet may not exceed 20 pounds in weight full grown.

Restricted dog breeds include any dogs which are partial, or full, Pit Bull, American Pit Bull Terrier, American Staffordshire Terrier, Staffordshire Bull Terrier, English Bull Terrier, Chow Chow, Rottweiler, Rhodesian Ridgeback, Doberman, Alaskan Malamutes, Huskies, Presa Canario, Saint Bernard, Great Dane, Akita, German Shepherd or Boxer. 1st Lake reserves the right to restrict any other breed or animal.

I've lived here for almost a year, and for a number of factors, this is actually the best apartment I've lived in within the New Orleans area. I've had "nicer" apartments, and I've had apartments in better neighborhoods, but with the combination of price, location, and professionalism of staff, I was actually surprised by my experience here. Pros: -No bugs. I've seen reviews of Millstream saying there are bedbugs, roaches, and mice, but that hasn't been my experience. -The AC works in my apartment. This is the first time in seven years that I've lived in an apartment that was cool in the summer. -Electricity is reasonable. I've had friends with $300 electric bill horror stories because their apartments were energy sucks. My highest bill was around $70. -Accent walls and patios/balconies. I've spent so much time on my patio; I often sit and write in the mornings when everything is quiet. People actually use the courtyard, so I've also had a couple of morning chats with neighbors. -Eastern view. So much light comes into my apartment in the mornings. (This varies by apartment.) There's a pine tree right outside of my window. I wake up in a good mood every morning. -1st Lake transfers. I'm not going to take advantage of this, but one of the reasons I moved here is because it's so easy to move to other 1st Lake properties. Seriously, if you don't like the staff/area/apartments/maintenance/etc., and you're in good standing, just apply to another complex before your lease is up, and another 1st Lake Property at a similar price point will accept you if they have an opening. -Ease of moving out. I'm moving for work, but moving out has been an easy process. I checked my lease a month ago, checked with the office, and followed the procedure for moving out. I would actually stay here for at least another year if I wasn't moving cross country. -I have a dishwasher and a washer/dryer in my unit, and nothing has broken down since I moved here, which is a refreshing change. I did have a garbage disposal leak, and it was fixed within 24 hours of reporting it. -This place is across the street from a sushi place and a shipping store, about a block from Vets, and within walking distance of Barnes and Noble and a bunch of restaurants, bars, coffee shops, and stores. It's only a few minutes from I-10 and really convenient. -Easy online payments. I like having a record of all of my online receipts. If you pay by electronic check, there is no huge surcharge. Cons: -The apartments are a bit old. I knew that when I viewed the apartment, but I really liked the accent wall. I haven't noticed rust, which would eventually show through the paint. There are signs that there has been water damage around areas in the bathroom and the AC in the past, but there weren't any leaks (besides the disposal, which was fixed) since I moved in. -My apartment skews warm in the summer around 10 a.m. to 12 p.m. It's to be expected with the amount of light that comes in, but once the sun moves so that it's no longer beating directly into the apartment, it starts cooling down again. -The neighborhood is a little rough. I never felt like I was in danger at night, but the area just isn't the best. -For a while after school lets out, the courtyard can resemble Lord of the Flies. But, for the most part, everything calms down around sundown. Don't move here if you hate kids.

They are overpriced, full of bugs, don't have working appliances/ACs, don't have good energy ratings, have unprofessional staffs, and are, in some cases, predatory. I've seen pretty terrible, one bedroom apartments on the market for $1,000+/month. There is almost no oversight. If you are moving here from another region/state, be prepared for some potential housing nightmares. I lived in a "luxury" apartment that had bathroom ceiling deluges once or twice a month and never got under 82 degrees in the summer and another apartment complex that has refused to send any kind of documentation of my rental history when I apply to other complexes. In fact, that other apartment complex has been a barrier to my current move because of Louisiana's lack of focus on tenant rights. Millstream, on the other hand, has been helpful and professional. My time at Millstream has been comfortable, mostly quiet, and pretty hassle free. For way too long, I thought that that was too much to ask for in this housing market.

The staff here are very friendly. Maintnence will joke around once you get to know them. If you request for something to be done management makes sure it gets done. The nosie in the complex is normally kept to a min. until pool season. The grounds are kept clean.

Great place, Reasonible Price My Name is Rayshad, I've been living at Millstream for about a year and a half. My brother and I have a two bedroom one bathroom apartment. The only problem I have here is the parking at times if your work late or are out late it is hard to find a place to park. I haven't had many problems since moving here. Pest control comes out once a month. Washer and dryer in your unit and the staff is quite helpful. I would reconmend this complex to anybody

Love this place! Nice office staff. Love the maintenance guys. Cool neighbors, great view. The rooms are so spacious and the best part is that they have a washer and dryer combo. The water heats up fast. The location is great too. All this for a nice low rate. I'm happy I choose these apartments. Been here for 2 months so far. Also the bad reviews I've come to find are not true. Glad I didn't let them turn me away. Another thing is the water is included in the rent! Hope this helps with your decision. Good luck!

I like living at Millstream because there are a lot of things to like about it. It has a nice courtyard with a pond, washer/dryer in your apartment, the location of the apartment is good, and moderate rent. The one thing I can say that I do not like is that any maintenance issues you may have probably wont get fixed in a timely manner. My overall experience at Millstream has been a good one.

I have been living at Mill Stream for almost 3 months now and so far the overall experience is a good one. There is a pool and a nice courtyard with a pond and fish that my son loves to look at. The only thing I have a complaint about is upon moving in, I had issues with 3 of 4 of my blinds being messed up in some way and it took a month and a half before anyone came to fix it. They are just a little slow with maintenance issues you may have. Other than that, everything else is good.

The homes are nice and affordable nice size washer and dryer PLUS water , sewer, and garbage included in your rent cant beat it.They keep the grounds clean and my work orders are done right and in a timely matter.YOU make your neighborhood and I keep a close watch of my neghborhood due to me having 2 kids.A plus the bus picks them up and drops them off right in front of the apartments.

Great place to live. Beautiful landscaping, spacious apartments, friendly staff, safe gated parking. Located in the heart of Fat City grocery stores, banks, and restaurants like Drago's are all within walking distance along with the Lakeside Mall two blocks away. Quiet neighborhood in a diverse community. Did I mention the free washer and dryer? Why wouldn't you want to live here?

Millstream apartments is a great & very convent place to love. The staff from the manager to maintenance is great and helpful and they never make me wait.
